Are pets allowed at Modera EaDo? What are the pet fees, rules, and restrictions at the Austin apartment homes?
We love your furry companions and welcome up to two per apartment home. There is a pet fee and pet deposit of $300 per animal. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.

Gated resident parking access is provided through a resident parking sticker, along with gate control via the Stratis mobile app.

Packages are managed through Luxor, our dedicated parcel service provider. Residents have access to secure lockers, a package room, and refrigerated storage for temperature-sensitive deliveries.

Valet Trash service is offered Sunday through Thursday for convenient pickup. Trash chutes are also available on every floor.

At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.

How much is the deposit at Modera EaDo? What additional fees do I need to be aware of when renting a home?
At Modera EaDo there are one-time fees that include an application fee of $75 per applicant, an admin fee of $200, an amenity fee of $25 monthly, and a pet fee and pet deposit of $300 per pet. There is a trash fee of $25/month, pet rent of $30/month, and WiFi of $60/month.
Do you accept Section 8 vouchers?
We do not accept Section 8 vouchers at this time.
How do I pay rent?
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to log in and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent upfront and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

When is rent due each month at Modera EaDo in TX?
Rent is due on the first of the month, with a grace period extending to the third day of each month. Late fees will start on the fourth day of each month.
Can the apartment homes at Modera EaDo in TX be sublet or listed on short-term rental platforms like Airbnb or VRBO?
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
